** Are your apartments fully furnished and what does this mean?

Yes all of our apartments are fully furnished. This come with full size washer and dryer, microwave, refrigerator, stove and oven, couch, end table, coffee table and side chair, 37” flat screen t.v. in living room, full size beds, dresser, night stand, built-in desk w/ chair, with 2 sinks in each bathroom. Also your rent will include free high-speed internet and expanded cable.

** What can I expect in my serviced apartment?

As serviced apartments can, and often do, get used for stays of up to 6 months they are usually kitted out to the highest possible standard with everything you would expect such as TV, telephone (usually direct dial), DVD player, hi-fi and internet access. Kitchens are normally equipped with a full cooker, microwave, fridge-freezer, cutlery and crockery (including plates, cups, glasses, pots and pans). Some will also have washer-dryers and dishwashers. Maid service varies in frequency from daily to weekly, and includes a bed linen and towel change along with other housekeeping duties. We only work with serviced apartments that offer onsite reception and concierge service so that we know you will be looked after properly. Most serviced apartments (link to a21) do not have a restaurant or offer room service or bar, but that’s the point really – you have your own kitchen and with it the freedom to come and go, and eat and drink, as you please – just like you do at home. Most serviced apartments are within walking distance of quality restaurants or bars so if you do want hassle free eating and drinking it is usually only a few minutes away. The best of both worlds we like to think.

** What happens when I arrive at the serviced apartment?

Different serviced apartments have different check-in procedures but as a rule of thumb we only work with companies that offer a manned reception desk, so your check in/check-out should run as smoothly as it would at a hotel.

Education plays a very important role in everyone’s life. So we should move to other place in order to get the best education which will make our future bright. After moving to a particular city or country you will be having a question in a mind what about the accommodation i.e. where students will be staying? It is necessary to find out the solution of this because accommodation plays a big role. Real Estate market is booming and because of this the rates of property is going on high. So to buy the house is expensive and for the students it’s totally impossible because they already have many expenses related to studies, so for them to invest in buying the new home is impossible. According to me to buy the new house is not a smart thing, so it is better to go with some kind of rental property.

For students the best option would be the rental houses because it is affordable as well as it will give all the modern amenities. But in this case majority of students are not able to pay the rent for their personal accommodation. As we know that almost tons of students are migrating to other countries for studies purpose, so one of the best way is to live in a group with the friends in some rental units. In this way you and your friends can share the money for paying the rent. It is the better way for saving the money. In this there is the benefit for all the students who are staying in that particular rental unit. This option of sharing a particular unit in the home and paying the rent is really affordable and it is famous among the students across the globe.

This kind of mentality of sharing the rent for a home among the students is gaining popularity. I personally have an experience of staying in a rental houses and really it was an awesome experience while staying there. It was fun with the friends during those days when I was the student. It was like a second home and that’s why I am telling you guys out there if in future you are going anywhere for studies purpose than prefer to stay in homes for rent with the friends because it will helpful in saving lot of money.

The Outer Banks vacation rentals offer a wide range of accommodations which allow tourists to spend time on the beautiful white sand beaches of North Carolina, amongst sand dunes, and sea oats.

The 300 miles of barrier island beaches give a picturesque view, excellent sea food and a huge list of excursions for the tourists to take a retreat into nature and also run into the city when they want. All of this is possible due to the lodging arrangements created by the vacation rentals.

Some of the best rates on these vacation rentals available are in June. One needs to book early to receive some of the great promotional offers they have at this time. Normally a one bedroom rental which is fully equipped with all the modern amenities would be priced at around $1000 but during June it’s around $800! These condos have everything starting from TV to dishwashers and private second level decks and most importantly an ocean view.

If you have looser budget and wouldn’t mind spending a little more lavishly, then there are 4 bedroom rentals which are normally around $1700 and are now priced around $1300. Then there are offers where one can pay the entire rental prior to arrival in 6 equal and easy monthly installments, so the rent is already paid when you arrive! For couples there are complimentary offers of free massage and spa packages.

Every year these rentals come up with different, new and sometimes very exciting offers, so one needs to do early planning of their vacation to the Outer Banks, and with a bit of searching you can find the best offers on these rentals to make your trip that much better.

It is important to know whether or not a person that is going to be taking residence in a home that you own, a room in a home that you are currently living in or an apartment arrangement is stable and under control.

Vacations are a designated time of relaxation for individuals, friends, or family. Vacation rentals accommodate travelers by adding elements to assist with relaxation. Water elements such as pools, spas, and Jacuzzis each symbolize relaxation to most vacationing individuals. Fire elements also contribute to relaxation. Romance often sparks from a fireplace or other elements of fire. Fire pits are a new trend that many vacation rentals are adding to foster a peaceful environment conducive to enjoyment.

Fire pits may be added to an outdoor patio, backyard, public areas, or terrace. Many resorts generally more comfortable with floor fire pit for guests to light a flame and commune with relatives or friends. Guests may be seen cuddling while gathered around the fire, sipping vino, tea, or roasting marshmallows. Fire pits add an element that encourages interaction among guests. Vacation rentals strive to do whatever possible to make guests feel comfortable. Many feel that this design element contributes to guests feeling at home and at ease.

Fire pits are available in a variety of shapes, material, finishes, and sizes. Depending upon the space that you need to accommodate, there is a pit for nearly every space. Larger areas lend themselves to the table pit design. This design may don a copper, stainless steel, or patina finish with a heat resistant mosaic tiled table around a fiery pit. Guests may place their warm beverages on the table next to the fire and the beverages will remain warmer longer. Chairs may also be carefully arranged around the table pit for maximum enjoyment. Table pits range in price from $1,000 or more depending upon the design, finish, and style. Other popular styles tower above the table pit and are more accommodating for standing guests. These types of pits are also very conducive for vacationers who desire to mingle with other vacationing guests.

With the exception of the table pit and the pit towers, most fire pits are no more than 2 feet high. Many of these pits are circular, but some are square in shape. Each pit comes with a wire mesh cover to prevent foreign objects from falling into the fiery flames. This wire mesh serves as a safety precaution to protect guests. Many of the smaller pits range from 24 to 45 inches in diameter. The cost ranges from $50 to $700 in cost. The cost varies based upon the material, finish, size and type of pit purchased. Fire pits are a welcome addition to any vacation rental.

It is important to know whether or not a person that is going to be taking residence in a home that you own, a room in a home that you are currently living in or an apartment arrangement is stable and under control.

The big process is known as tenant screening and it can be performed through several services. The process allows for landlords and property owners to learn more about current tenants and possible future tenants who are interested in renting your property. There are two main options available to look into when running a personal investigation of the individuals who plan on living within your property or living arrangement. The first is a national criminal search and the second is a national eviction search.

National criminal search is a resource that allows landlords to enter the names or alias of a person who you believe needs to be checked out. The service runs a search and provides any and all results which may be tied to the possible tenant. This can provide information such as jail time and what they were sent to jail for. Any negative information which may be influential to your decision to whether or not allow the individual to rent from you is provided. Tenant screening of this manner is necessary to protect your property.

Tenant screening through a national eviction search is also one of the best ways to weed out bad tenants from the list. Evictions occur for several reasons such as destruction of property, overdue rent or complaints from neighbors and authorities. These eviction logs are important because it lowers their image and integrity, making them a liability because they may cause damages or skip too many payments. The national eviction search may pull up results for people with similar names as well so it is important to make sure the possible tenants are the ones who are listed in the search before accepting or declining their status as a tenant.

There are options available for a combined search which makes it possible to get the national criminal search and the national eviction search done for a discounted rate. This covers both of the possible information sources which could directly affect your decision on accepting new tenants or learning about the possible problems you could face with existing tenants.

The first step is to find out what kinds of apartments are available in your price range. You have several options here. First you can look in the local papers, rental guidebooks and yellow pages for available apartments and apartment complexes.

You can also look on the internet. Many places have web sites where you can take a virtual tour of the facilities as well as see floor plans and pricing. This is a great way to compare different apartments without having to drive all over town.

You can also ask people you know if they know of any apartments that have vacancies. This is also a good way to find out what landlords are good to rent from and what apartment buildings are the nicer ones to live in. Finally, you can look on bulletin boards and to-let signs on the road. If you have real estate agents that specialize in rentals you might try them as well.

When you finally do find an apartment you are interested in, be prepared to fill out a rental application form. This information on this form will be used to determine if you are a good risk to rent to. They will most likely do a credit check and will verify employment and salary range. You may need to provide your social security number or the copy of your Visa or LPR card. You may have to pay a fee just to fill out the form and it may take a couple of weeks to find out if you are approved. First time renters might need a co-signer who will be responsible should you not pay your rent on time.

Once you are approved, expect to sign a lease. This document will state all the terms that apply to the rental as well as the time frame and fixed monthly rent. You should keep a copy of this in your files. The lease can be for any amount of time, but a year is pretty standard. The lease stipulates what recourse the landlord has if you fail to pay your rent and also that your rent can not be raised until the lease ends.

The landlord will want your first months rent in advance along with a security deposit which usually is equal to one months rent. Sometimes, they ask for the first and last months rent in advance in addition to a security deposit so you might want to ask about this up front to be sure you have enough money. Some apartments do allow pets and if you have one you can expect to pay an additional security deposit which will be specifically used to fix any damage caused by the pet. Some places also charge a small monthly premium if you have a pet.

If you leave at the end of the lease with your apartment in tip top shape, your security deposit will be refunded. The landlord may keep some part of the deposit if the property has incurred any kind of damage. You may have to forfeit your security deposit entirely if you break the lease agreement.

Unexpected things happen in life and you might enter into a lease with good intentions but circumstances might cause you to have to break it. Most landlords realize this and will try to work with you to get the apartment rented so you incur as little expense as possible. Be forewarned, however that if you do break the lease and the landlord cannot find a tenant you are responsible to pay the rent up until the end of the lease.
